Getting Started with Van Gogh Construction

  1. Orientation with Clients (2 hrs)
    • Establish client's needs, wants and desires. Customer information sheet and pre-bid selection sheet is filled out.
    • Pre-approval letter from your bank, or our preferred lenders, showing your workable budget, and banking requirements.
      - Download and bring list of Commonly Needed Items for a Loan
      - Choose one of our Preferred Lenders
    • Sign Intent to Build agreement (Obtain budget estimate numbers)
    • Deposit of $2,500.00 (Made out to Van Gogh Construction Enterprises, LLC)
  2. Preliminary Home Design (1 week)
    Go through blueprints within our inventory, or sketch plan of initial home plan layout, confirmation of room sizes and placements.
  3. Intermediate Home Design (1 week)
    Create a working blueprint of the home, confirm final room sizes and establish door locations. Outside elevations are confirmed. Mechanicals and Interior Details (flooring, trim detail, cabinets) are established.
  4. Final Blueprint Design (2 hrs)
    Client goes over final blueprint. Client signs off on all construction details, elevations, mechanical placements, etc.
  5. Budget Estimates and Allowances (30 days)
    Final budgets are established. Blueprint is dispersed to all trade partners. Construction costs are established. Final estimate number and contract is drafted.
  6. Pre-Construction meeting (3 hrs)
    Final estimate draft, construction specifications and contract is reviewed, and signed. Approved trade partners meeting list is dispersed. Copy of 11x17 blueprint is given to client for selections, and notes. All construction guideline details are reviewed. Final $2,500 deposit check is collected.
  7. Pre-Construction Planning (30 days)
    • Client Responsibilities
      Client will have 30 days from "Final Pre-Construction Meeting" to schedule appointments with pre-approved trade partners to gather final selections and signoffs. All notes pertaining to the detail of interior and exterior items are placed on Van Gogh selection sheet (any additional notes will be typed out on sheets to be attached to selection sheet.) Items picked and ordered from trade partners, that exceed budget allowance number, will be paid to trade partner at that time; should client be unable to pay for items, builder is to be notified prior to items being ordered and arrangements are to be made.
    • Builder Responsibilities
      During the 30 days of pre-construction planning Van Gogh Construction will arrange the construction loan. Have building site cleared and marked for construction. Have an engineer survey of home site location on property. All local building permits will be pulled. Construction schedule is drafted.
    • Final Pre-Construction Meeting (2 hrs)
      Once the 30 days has passed a final pre-construction meeting is scheduled when the Operations Manager of Van Gogh Construction. During this meeting the selection sheet and additional notes are reviewed. The schedule for construction is gone over and any additional questions are answered.
  8. Construction of Your New Home. (180 days)
