Broker Registration Policy We are pleased to provide you with information regarding our Broker Program. This has been established as part of our commitment to the brokerage community and to assure the protection of your customer/clients. 1. Initial Prospect Registrations Prior to your customer/clients first visit to any of Van Gogh Construction Enterprises, LLC models/spec homes you may submit a faced Broker Registration form to Van Gogh Construction Enterprises, LLC. You can also register online at www.vangoghbuilders.com in the Realtor Section, or call our Office with your name and company and your customer/clients name. Please note that signature/online broker registrations from you as well as the authorized Van Gogh Construction Enterprises, LLC. representative are required to validate registration. Registration of the customer/client must occur on or before their first visit to any Van Gogh Construction Enterprises, LLC model/spec home. Registration of the customer/client by Van Gogh Construction Enterprises, LLC up to 180 days prior to Broker Registration voids the possibility of earning a commission. 2. Registration Period Prospects registrations are valid for 180 days from the date on the Broker Registration Form. 3. Return Visits You are always welcome to accompany your customer/client on return visits. However, if you are unable to accompany your customer/client, please ask them to call in advance to make an appointment to assure that the Van Gogh Construction Enterprises, LLC. Representative will be available. 4. Commissions A commission will be paid to the registered and procuring broker with a current registration upon closing and funding. In the event a closing does not occur, for any reason whatsoever, no commission will be paid. Commissions are based on 2.5% of the base purchase price (commissions are not paid on options and upgrades as well as lot costs.) If more then one broker registers the same prospect, the commission will be paid to the "Procuring Broker" as defined by GNIAR, MLS rules and regulations with a current registration. 5. Contracts and Closings Our staff and or Real estate team will handle almost all aspects of contract administration and closing for each customer/client. They will assist you in preparing the necessary riders to be included with the standard real estate contract approved by the appropriate licensing jurisdiction. Please note, according to Indiana license law and as a courtesy to the customer/client, you or a licensed representative of your office must attend the closing. 6. Broker Previews Arrangements can be made for Sale Agents and Brokers to preview any model or spec. Interested offices should contact our Office to schedule a date and time. 7. Program Changes The Broker Registration Policy is subject to change from time to time without any written notice by Van Gogh Construction Enterprises, LLC, you are encouraged to obtain a copy of the most recent Broker Registration Policy online at www.vangoghbuilders.com. 8. Follow Up Our Staff and or Real estate staff will be contacting you for feedback concerning your customer/client’s visit to our model/ spec home. If we are unable to reach you within 48 hours, we will contact your customer/client directly and give our best effort to sell them a home, for which you will earn a commission.
